This unique offering provides a buyer with an organic vineyard, additional leased vineyard acreage, legal home site, Coventina Brand, and all Coventina wine inventory. This vineyard is one of the most premier vineyards within the Rogue Valley, with a combination of organic certification, great water quality, and highly productive soils.

Located in the beautiful and temperate Rouge Valley of southwest Oregon, Coventina Vineyards is situated on 10.40 acres with +/-8.08 net acres of vineyard. In addition to this acreage, there is also +/- 2.00 net acres of vineyard that has a long-term lease (rights to lease included in this offering). This lease currently expires in December of 2027 for a rate of $4,000/year overall, and has a five-year extension opportunity. This brings the total net acreage for this offering to +/-10.08 net acres.

The vineyard is currently planted with either Pinot Noir and Tempranillo, which collectively produced just over 27 tons of production in 2020 (including all +/-10.08 net acres). The vineyard is Oregon Tilth Certified (organic), and is fully irrigated with 9.50 acres of water rights from the Rogue River. Water is dispersed to the vineyard via drip irrigation, which according to the seller has 7 zones. There are two 4” lines that run from the river (gate valve on the ditch system), and the 2” lines deliver the water to the vineyard from the pump house. There is a single phase pump that has a capacity of 85 gallons per minute.

The property has high quality loam soils with +/- 6.3 acres of Class II Kerby loams (62%) and +/- 3.2 acres of Class III Wapato silt loams (31%), with the balance being Class III. The location is exceptional being just 5 miles to conveniences in Merlin, 38 miles to the Rogue Valley International Airport, and 18 miles to downtown Grants Pass. At 880 feet above sea level, the climate is highly sought after with four distinct seasons including a mild winter and a long growing season.
