The property is completely wooded with a mix of hardwoods and softwoods creating the perfect mix of mast production and cover for deer and turkey. There is an abundance of deer sign throughout the property and evidence of turkey scratching as well.
The driveway into the property is a heavily stoned road that has been used for trucking timber from the property in the past. Logging was completed within the past year and all primary internal trails have been bulldozed into shape and look great. The woods still looks reasonable too. The entire property is easily accessed via the internal trail system by ATV or on foot making hiking and hunting that much easier. The terrain is also easy to navigate, going from nearly level to gently rolling.
There are multiple locations for a camp or home here as well as for simply just pulling a camper onto the property. A short distance from the road front on the stoned road is a nice opening that would be a great place to park the camper or to build on or near.
There is a gas well near the back of the property. The oil and gas rights are not owned and do not transfer. The well site, however, appears to have been worked into a food plot for deer hunting in the past. This is a great spot for a food plot given the size of the area and its remote, protected location.
The property is a short distance from Spartansburg and Titusville for all the amenities needed for home or camp and both Oil Creek and Pine Creek are nearby for excellent trout fishing.
The property has approximately 640 feet of road frontage on Buells Corners Road and electric is available at the road front.
