This is a 61.1-acre parcel approximately 2 miles south of Red Bluff, of which approximately 53 acres were planted in 2023 to the Independent almond variety on Rootpac R rootstock. The orchard has approximately 7,200 trees with 21' x 16' spacing, drip-irrigated in one set with a 100 HP electric pump on a 440-foot well, yielding approximately 1,560 GPM. Soils are all Grade 2, with approximately 91% Hillgate silt loam and the remainder Arbuckle gravelly loam. The property is bordered by paved roads on the west and south sides and by the Tehama/Colusa canal on the east side. The orchard currently has one storage building, and there is room for a home and/or outbuildings. The land is zoned for 5-acre minimum parcel sizes.
