There are plenty of outdoor enjoyments and activities close by when you spend time at this nice get-away.  The sign by the front door may best describe this property, "The Life's A Bear Getaway and Retreat"!  Within 30 minutes is Cook Forest State Park, covering 8500 acres, which is home to the Forest Cathedral of towering white pines and hemlocks, named a National Natural Landmark.   Cooks Forest Activities include: Hiking, Biking, Canoeing, Kayaking, Fishing, Horseback Riding, Swimming, along with many other festival and seasonal activities.  Also, within 30 minutes, Clear Creek State Park, Clarion River, and State Game Lands.  Within 1 hour is the Elk Visting Center and Moshannon State Forest. 

The property is a stone throw way from the North Fork Redbank Creek.  The avid angler has just a short walk and they will be drowning flies.  This is a stocked trout stream.    

On the 1.53 acres is a mobile home that has been utilized as a camp.  The mobile home is a 1970 Whitney 10' X 50'.   It is fully equipped with electric, water, and a on lot sewage system.  In 2012 a metal roof was installed over the mobile home and porches.  The ceiling inside has been replaced.  Heat is provided by a kerosene heater.  Water is supplied by a well.   The mobile home is equipped with a functional kitchen, living room, bath room, and one bedroom.   The shower is installed in the bedroom.  
Most of the furniture will be included in the sale.  Also included is the small and large appliances, dishes, cooking utensils, etc.  The Seller will be removing two dressers and some personal items.  There are two nice sized porches on the front and back that provide adequate seating and space for some outdoor time.  

A great asset of this property is the large, nearly level lawn. With well over an acre of yard there is plenty of room for outdoor activities for the big and little kids!  An area in the back can be used for an evening camp fire.  The lot is beautifully flanked by maple trees planted along the edge of Richardsville Road. 

There is a shed approximately 12' X 12' for storage.    There is also an 8' X 27' truck box that has been used for storage that will be a part of the sale.   Seller will be removing some personal items and tools.  There is also a small pop-up camper the Seller will consider making a part of the sale.

The property is made up of two parcels: .867 acre and .66 acre, totaling 1.53 acres.  There is a 20' private road referenced in the deed between the two parcels.  There is no evidence of any type of road on the property.  Seller believes it may have addressed a time in the past when there were two different owners of the two parcels.  

The Seller is looking for a quick clean sale, prefers a cash deal, but may be open to other options.
