This south facing 30-acre gated parcel has been professionally stocked with Douglas fir and holds 20 + acres of 10 to 20 yr old fir as well as an additional 4 acres of mature merchantable timber. Located between the foothills of the Pacific Coastal Range and the Willamette Valley this prime forest and agricultural land would be great as a timber investment property or planted and operated as an income producing farm. The land: The land is primarily comprised of Mcalpine and Bellpine silty clay loam which is classified as prime farmland by USDA standards and also a great soil for sustaining timber. Chemical applications have not been used on the property knowingly since 2011 allowing for potential organic certification.From the north end of the property, the topography gently slopes to the south and west with prominent slopes of 3 to 12%. This is optimal for max sun exposure during both the summer and winter months. The entrance is accessed from W. Sheffler Rd. and secured by a heavy steel gate fortified with large basalt boulders to its flanks. Potential Use: Within close proximity of this parcel there are an abundance of successful timber, vineyard and farming operations underway, which include fruit trees, berries, hazelnut, hemp as well as many other cash crops. Depending on intended use this property has the potential to generate profitable income as an agricultural lease. Minimal preliminary studies indicate the property does not currently meet qualifications for an F2 zoned dwelling at this time. However, this property does have the potential to be an excellent recreational getaway.
